The fact is if you have this amount of cash, you are not likely to invest it anywhere else becasue you won't trust stcok market will you? and interest on saving is almost nothing therefore the opportunity cost of lucking it onto a property (presume the property does not devalue) is close to zero. In other words, if you don't put it into down pay you won't gain anything from it so there is no cost if you use it.
